Homes in Bellevue
Bellevue covers a wide range of homes in a small area. Lake Hills, Crossroads and Newport have 1950s–70s ramblers and split-levels, many on their original or second gas furnace. Somerset, Woodridge and the hills around Cougar Mountain are full of larger two- and three-story homes from the '70s through the '90s. West Bellevue, Enatai and Medina-adjacent streets are dominated by big remodels and new construction.
What most Bellevue homes share is size and height. Multi-level floor plans, vaulted great rooms and big west-facing windows make it hard for one thermostat to keep every floor even. A bigger system isn't the answer. Correct sizing, zoning or multi-stage equipment, and good airflow are.
What we usually recommend in Bellevue
- Variable-speed ducted heat pumps for larger homes with good ducts; they run longer at low speed for even temperatures.
- Zoned or multi-system designs for three-level homes where one system can't serve every floor.
- Mitsubishi ductless heads for bonus rooms, home offices and additions the main system never reached.
Utilities & rebates in Bellevue
- Electricity
- Puget Sound Energy (PSE)
- Natural gas
- Puget Sound Energy (PSE)
Bellevue homes get both electricity and natural gas from PSE, which opens up every PSE heat pump pathway: the hybrid rebate for adding a heat pump to a gas furnace, the electric-furnace and baseboard conversion rebates, and the income-qualified gas-to-electric program.
Our rebate calculator walks through which one fits your home. We build the rebate into your quote and file the paperwork after install.
Big homes, uneven floors
Bellevue's climate is mild, but its homes aren't simple. The most common complaint we hear is an upstairs that runs several degrees warmer than the main floor in summer, or a bonus room that never gets comfortable. Multi-stage and variable-speed heat pumps, zoning and properly sized returns fix that far better than oversized equipment, which short-cycles and leaves rooms clammy.
Permits in Bellevue
Bellevue requires mechanical permits for furnace, AC and heat pump replacements, plus electrical permits for new circuits. We handle the permits and inspections. On larger homes we also check panel capacity early, since a heat pump plus an EV charger can push older panels to their limit.

What customers say
From our Google reviews · 4.8★ across 200+ reviews
"From the beginning when Serge came out to our home to give an estimate for a new furnace, to the installation by Viktor and Kyrylo, everything went smoothly. The office personal were also pleasant to talk to. Highly recommend this company."
"These guys just installed a mini split in my home, and I couldn't be happier. From the office staff to the installers, everyone was friendly, explained everything completely, and I would definitely use them again if the need arises."
Bellevue heat pump & HVAC questions
Do I need two systems for a three-story Bellevue home?
Sometimes. Many larger homes are best served by two smaller systems or one system with zoning, rather than one big unit. We decide after measuring the house, not from square footage alone.
Can I keep my gas furnace and still get a PSE rebate?
Yes. A hybrid (dual-fuel) setup adds a heat pump that handles most of the year and keeps your gas furnace as backup on the coldest days. PSE offers a rebate for that pathway when the system meets their requirements.
Is a heat pump loud enough to bother my neighbors?
Modern inverter heat pumps are quiet, and the ones we install run at low speed most of the time. We still place the outdoor unit with neighbors' bedrooms and patios in mind and use proper pads and isolation.
