Homes in Bothell
Bothell straddles two counties and several eras of construction: 1970s splits and ramblers in Westhill and Maywood, 1990s subdivisions around Canyon Park and Thrashers Corner, and dense newer townhomes along North Creek and near downtown.
Older homes tend to have undersized returns and tired gas furnaces. Newer townhomes have tight mechanical closets, little room outside for equipment and top floors that run hot all summer. A properly sized heat pump, or a single ductless head upstairs, usually fixes that without opening walls.
What we usually recommend in Bothell
- Compact heat pumps for townhomes with limited outdoor space and a small mechanical closet.
- Ductless heads for hot upper floors and bonus rooms in newer homes.
- Hybrid systems for Westhill and Maywood homes keeping a gas furnace as backup.
Utilities & rebates in Bothell
- Electricity
- PSE in the King County part of Bothell; Snohomish County PUD in much of the Snohomish County side
- Natural gas
- Puget Sound Energy (PSE)
Bothell is split between utilities. Homes on the King County side generally buy electricity from PSE, while much of the Snohomish County side, including areas around Canyon Park, is served by Snohomish County PUD. Natural gas throughout is PSE.
That changes which rebates apply. PSE electric customers can use PSE's electric conversion rebates. Snohomish PUD customers have their own heat pump incentives. And anyone on PSE gas can use PSE's hybrid rebate. We check your bill and confirm the right programs for your address.
Hot top floors
Bothell's townhomes and newer two-stories are well insulated, which is great in winter but means heat builds up upstairs in July and August. Heat rises, ducts to upper floors are often undersized, and bedrooms end up the warmest rooms in the house. We size for the top floor's real cooling load and balance airflow so the whole home stays even.
Permits in Bothell
Bothell requires mechanical permits for HVAC replacements, and townhome installs may also need HOA approval for outdoor unit placement. We handle the permit, and we're happy to provide equipment specs and placement drawings for your HOA.

"Honest and responsible!! Seattle Heating and Cooling installed new Ductless mini split system for us. Great experience from the beginning. First of all Serhei sent us a quote 15 minutes after the appointment and price was so affordable for us. Second, team came on time and finished installation for one day. And third, they always answered the phone. Highly recommend!"

Bothell heat pump & HVAC questions
Which utility rebates apply to my Bothell home?
It depends on your address. Most of King County Bothell is PSE electric, while much of the Snohomish County side is Snohomish County PUD; gas is PSE across the city. Share a recent bill and we'll confirm which programs fit.
Can you add cooling to a townhome with no room for equipment?
Usually. Compact outdoor units can mount on wall brackets or small pads, and ductless heads need only a small line-set. We check HOA rules and clearances first.
Why is my upstairs always hotter?
Heat rises, and upstairs ducts in many homes are undersized or missing returns. A correctly sized heat pump with balanced airflow, or a ductless head upstairs, typically solves it.
