Homes in Kirkland
Much of Kirkland was built out between the 1950s and 1980s: single-story ramblers and split-levels in Juanita, Rose Hill and Finn Hill, many still heated by original gas furnaces or electric baseboards. Those homes are strong candidates for a ducted heat pump where the ducts are sound, or ductless mini-splits where they aren't.
Closer to the lake, Houghton, Moss Bay and Lakeview have large remodels and new construction with vaulted ceilings, big west-facing glass and bonus rooms that overheat on summer afternoons. Tight newer homes in Totem Lake and Kingsgate also need balanced ventilation, not just more capacity.
Many Kirkland homes have also had additions that were never rebalanced: a family room or primary suite tacked onto an older system that was already undersized. Airflow balancing is part of every install we quote here.
What we usually recommend in Kirkland
- Ducted heat pumps for Juanita and Rose Hill ramblers with usable ducts, often replacing a tired gas or electric furnace.
- Ductless mini-splits for baseboard-heated homes, additions and hot west-facing rooms.
- Zoned systems with ventilation for newer, tightly built homes in Totem Lake and Kingsgate.
Utilities & rebates in Kirkland
- Electricity
- Puget Sound Energy (PSE)
- Natural gas
- Puget Sound Energy (PSE)
Kirkland is PSE territory for both electricity and gas. Ramblers heated with electric baseboard or an electric furnace are often the biggest winners. PSE offers conversion rebates for moving those homes to a qualifying heat pump, and the drop in winter electric bills is usually noticeable.
Gas-heated homes can use PSE's hybrid rebate to add a heat pump while keeping the furnace as backup. Our calculator shows which path fits.
West-facing glass and lake views
Kirkland's best views come with afternoon sun. Homes facing the lake take on a lot of heat through large west windows, and upstairs rooms can stay hot well into the evening. A properly sized heat pump with good airflow, or a dedicated ductless head in the problem room, keeps those spaces comfortable without overcooling the rest of the house.
Permits in Kirkland
Kirkland requires mechanical permits for heat pump, furnace and AC replacements. We pull them, coordinate the inspection, and design outdoor unit placement around setbacks on Kirkland's often tight lots.

Kirkland heat pump & HVAC questions
Do you have a Kirkland office?
Kirkland is served by our Bellevue-based team, a short drive away across SR 520 and I-405. Estimates and installs happen at your home, so there's no need to visit an office.
My Kirkland rambler has baseboard heat. Is a heat pump worth it?
Usually, yes. Baseboard heat is one of the most expensive ways to heat a home, and a ductless heat pump uses far less electricity for the same warmth while adding cooling. PSE offers a rebate for this conversion when the system qualifies.
Can you fix a room that's always hotter than the rest of the house?
Yes. It's usually an airflow problem (undersized ducts or a missing return) or a room the system was never designed for. We measure it and either rebalance the ducts or add a dedicated ductless head.
